Average rate is different based on which species you choose because it is dependent on the concentrations and that may change over time. Unique rate is the appearance or disappearance of a species divided by its stoichiometric coefficient so it will be the same for each reactant/product. Average rates don't take coefficients into account so it can be different from the unique rate.
