Regions of electron density
Are regions of electron density for the central atom the only thing that matters when identifying hybridization of a molecule?

I believe that is correct!
regions of electron density around the central atom= number of hybrid orbitals

Yes, I also believe that's correct, even if one of the electron densities isn't involved in a bond with another atom or molecule.

Regions of electron density around central atom is equal to the number of hybrid orbitals. For instance, if there are 6 regions of electron density, the structure would be six sp3d2 hybridized bonds.

Yes you would only look at the regions around the central atom, not the bonded atoms.
