K = 1 is rare because it's not common for reactants and products to have the same stability.

If K is 1 the amount of products and reactants are roughly the same at equilibrium. It is rare to have a situation in which energy of the product and reactant are equal.

K=1 tells you that there is about the same amount of products as there are reactants, so the energies of products and reactants are equal. An equilibrium reaction is dynamic and the forward and reverse reactions are constantly occurring, so it's rare for the two to have the same amount at the same time.

If K=1, that would mean the amount of products and reactants are equal. This is rare because the forward and reverse reactions would have to reach equilibrium at this intermediate value.
